Loan paths buyers often compare

  • Conventional and high-balance loans up to the county limit
  • Jumbo for larger loan amounts
  • Refinance and cash-out options for owners with substantial equity
  • First-time buyer programs where income and price limits allow

Local questions to ask

  • Which county is the home in, and what is that county's conforming limit?
  • How will restricted stock, bonuses or self-employed income be counted?
  • How large a down payment and cash reserve will the lender want?
  • Does the HOA or condo project meet the program's requirements? Consider earthquake coverage too, since lenders do not typically require it but it is worth weighing.
Bay Area FAQ

Bay Area home loan questions.

What is a high-balance loan?

In high-cost counties, the conforming limit is higher than the baseline. Loans between the baseline and the county's higher limit are often called high-balance or conforming-jumbo, and they follow conforming rules rather than full jumbo rules.

Can RSU or stock income count toward qualifying?

It may, when it is documented and has a history, though each lender has its own rules. A licensed professional can look at your pay and vesting schedule.

Does the quiz affect my credit?
